Terms and Conditions

1. Booking enquiries should be made by phone or email. Confirmation of any booking and receipt of monies will be given by the owner by email.

2. A non-returnable deposit of one-half of the total rent is payable on booking and will confirm the booking. The balance, plus security deposit of £250, is due at least 6 weeks before commencement of the holiday. If the booking is made with less than six weeks left prior to the start of the holiday, the holiday must be paid for in full on booking. If the full amount due is not paid as detailed above, this will constitute cancellation and the deposit will be forfeited.

3. Provisional bookings are held for three working days pending receipt of booking form and deposit.

4. We reserve the right to decline any request for a booking.

5. In the event of cancellation, guests should inform us under the cover of a letter. Guests are liable for the full amount of the booking, unless we are able to re-let the property in which case you will receive a refund for all monies paid less a £30 administration fee. Guests are advised to take out suitable insurance to cover the cost of cancellation.

6. In the unlikely event that we cancel your holiday for any reason, we will refund your payment for rent in full. No other compensation will be paid. We reserve the right to curtail your holiday if we feel you are not abiding by these terms and conditions. In case of curtailment we will not refund any monies.

7. The Mount is available from 4 p.m. on the day of arrival visitors must leave by 11 a.m. on the day of departure. Weekly breaks are usually from Saturday to Saturday.

8. The Mount is let and furnished for the number of people specified on the website and this number must not be exceeded. Where there is a top bunk bed this is for children and small adults only with a maximum weight of 9 stone.

9. Guests are fully responsible for the property and are liable for any loss or damage to the property or its contents. Guests must ensure the property is locked and secure at night, whenever the property is empty and before leaving. Guests should also leave the property in the same state of general cleanliness and order as they found it. A security deposit payment of £250 is required at the time of final payment for rent, and any cheque for this will be cashed before the holiday. A refund will be made to you within 2 weeks of the end of the holiday with deductions for any damage/ loss made to the property or its contents/outdoor facilities during your stay or additional cleaning required. If the cost of damage/loss/cleaning is greater than £250 the owner will make an additional charge/claim against you for the additional amount.

10. If Guests abuse the property or display rude, dangerous or offensive behaviour towards the owner, caretaker, other third party or guest the owner/caretaker can refuse possession of the property or ask guests to leave the property before the end of the holiday. If this happens we will treat the holiday as having been cancelled by the guests and therefore no refunds will be made. In the same way if the owner/caretaker reasonably believes that a guest/guests are likely to behave in this way the same actions may be taken.

11. If any guests have special needs you are responsible for telling us at the time of booking and we will try to accommodate although no guarantees are made that requests will be met. It is also the responsibility of guests to ensure that the property is entirely suitable for their needs.

12. Car, boats, contents, luggage and personal belongings are left in or outside of the property at owner's risk.

13.LPG and Electricity. Meter readings will be taken on arrival and departure, and all gas and electricity used will be charged at the current rate. This will be deducted from the security deposit. Our current prices are: Electricity £0.18 / kWh LPG £2.25 / cubic metre, but these may be subject to change, in line with fuel costs from suppliers. Coal and wood are available in the woodshed and will be charged at £5 per bag of wood or scuttle of coal. We will rely on you telling us what you have used.

14. Two Pets are allowed, with the prior agreement of the owner, and an additional charge of £20 per week per pet may be charged. They must be kept under strict control at all times. A pet must never be left unattended inside the property except in the utility room which should be used for a dog to sleep over night. All pets must have their own bedding and must not be allowed on the furniture. There is also a small wendy house/wooden cabin outside which can be used for dogs outside though guests will need to provide blankets/bedding.

15. Towels and linen

Towels are not provided.

For breaks of 1-3 nights, linedn is not provided.  For breaks of more than three nights, linen is provided, and this is placed on the beds for  guests to make the beds when they arrive. Guests should strip their beds at the end of their break.

16. The Mount is a no-smoking property.

17. Fires, chimineas etc are not permitted on the property (except use of open fire/stove inside)

18. Our Hot Tub is available for use at most times of the year (we will advise you if it will not be available for your use). It is unsupervised, and therefore the following safety rules must be observed:

  • You should shower before you use the hot tub;
  • children of 15 years and under must be accompanied by a responsible adult;
  • you must not jump into the hot tub;
  • glass containers must not be taken into the hot tub;
  • You must not add any liquids or solids to the water in the hot tub unless by prior instruction of the owner;
  • The hot tub must not be used by any individual alone. Children and vulnerable people must not be left alone in the vicinity of the hot tub, if the cover is not in place and locked down. The person making the booking is responsible for safety of all members of their party during the holiday, and should be particularly careful in the vicinity of the hot tub.

19. We reserve the right to extend or amend the terms and conditions.

20. In booking with us, guests agree to abide by these terms and conditions.

21. The person making the booking is responsible for the behavIour and safety of all guests and for keeping the property in good condition.
